The Park Hotel Villa Carpenada is a splendid historic residence from the 1600s. The fully restored villa houses a wonderful 4-star hotel, the Lorenzo III restaurant, a bar and the Berlendis hall.

The Park Hotel, even though it is only 5 minutes away from the station and the centre, it is found within a wonderful park that ensures serenity and relaxation during the stay of its guests. The villa has a beautiful and charming view of the Dolomites and the Valbelluna. In the surrounding areas around the Dimora there is the possibility to take pleasant walks and to relax while enjoying an enviable panorama.

The Hotel has single, double and junior suites.

The Berlendis hall constitutes one of the innovations made in the complex with the recent restructuring where it is possible to organize congresses, conventions, courses, lunches, dinners or weddings; It can hold up to 130 people and it is also characterized by the two outside access that allows guests to enjoy the park, as well as the possibility of organizing coffee breaks, refreshments or aperitifs outside.

The Villa also has a number of parking areas sufficient to ensure the Berlendis hall guests the ability to park comfortably to access the conference facilities or banquets.

The Lorenzo III Restaurant offers typical local dishes re-elaborated and revisited in an original way. The charming atmosphere together with the excellent cuisine makes it the ideal place for the celebration of banquets, lunches and dinners. The cellar and the hall’s service allow guests to enjoy a break of pure pleasure during the day or an unforgettable evening.

The wine cellar is very well taken care of, offering, alongside the most famous labels, lesser-known names but the result of continuous research in order to offer a special and unique encounter to discover ancient flavours and aromas. The desire to integrate with wines and new labels allows us to always propose new experiences in union with the creativity of the kitchen.

The bar is the ideal meeting point for a break during the day or for an aperitif, also available from outside. It is possible to organize birthday parties, meetings with friends, or take part in numerous themed nights.


Villa Carpenada was built in the second half of the seventeenth century, probably in 1675, to become the summer residence of the Bishop Giulio Berlendis who wanted to enjoy the tranquillity and coolness of the place. The Bishop Berlendis was born in Alzano Lombardo in 1626 and was consecrated as a priest by the church of Bergamo, he is also known for having enriched the churches of Belluno with numerous works of art among which are worth mentioning the bronze doors of the Duomo. In 1653 he became part of the Venetian church and in 1670 he was ordained bishop of the curia of Belluno and Feltre. He held this responsibility until his death in 1693.

In the eighteenth and nineteenth centuries the villa had many different owners, all of noble birth. During the Second World War it was requisitioned by the Germans who turned it into barracks to accommodate the paratroopers who had fought at Montecassino. Fortunately it was never bombed and this allowed its main characteristics to remain intact.

After 1945 the villa became the property of the church and was transformed into a colony for the citizens of San Donà of Piave. This was certainly the darkest period for Villa Carpenada as no maintenance was carried out and, due to the colony's needs, its frescoes were lost.

In the past many celebrities have been guests of Villa Carpenada: sportsmen, politicians, singers and showbiz personalities. Some names to mention who have been guests are the President of the Republic, Sandro Pertini, Pope John Paul II and Pope Benedict XVI, then a cardinal.   Among its many prestigious guests we also mention: Enzo Biagi, Gianni Morandi, Gino Bramieri, Vittorio Gasmann, Zucchero Fornaciari, Fiorella Mannoia, Klaus Di Biasi, Felice Gimondi and Sandro Mazzola. In 1961 it was inaugurated by the ABA (Azienda Bellunese Alberghiera - Company Belluno Hoteliers) becoming a renowned hotel and famous restaurant for its game meats menu.

The building is typical of the seventeenth century: it has no columns and is adorned with some capitals, in perfect harmony with the style of the era. The entrance of the internal garden is characterized by a patio made of stones and concrete with two staircases and surrounded by a wrought iron menagerie interspersed with statues and capitals. From the garden, placed in a dominant position, you can admire the incomparable view over the whole Belluno valley and its mountains.
